So let’s talk real numbers — and specifically, what it costs to do it right with premium materials, not the bare minimum.

The Short Answer

3. We hand-nail every shingle. Nail guns are faster, but hand-nailing gives far more control over placement and depth — which matters a lot in high-wind, high-heat climates like ours, where a poorly seated nail can mean a shingle lifting off in the next storm.

What Else Drives Your Specific Price

  • Roof size. Priced by the “square” (100 sq ft) — bigger roof, more material and labor, straightforward math.
  • Pitch and complexity. Steep roofs, multiple valleys, dormers, and chimneys all add labor time and material waste.
  • Tear-off vs. layover. A full tear-off (removing old shingles and inspecting the decking underneath) costs more than a layover but is almost always the right call for a lasting roof.
